A reception floor may need to withstand wet shoes, wheeled luggage and hundreds of daily arrivals, while a boardroom needs a finish that looks considered under natural light. The best wood floors for offices are therefore not chosen on appearance alone. They need the right construction, wear layer, finish and installation system for the way each part of the workplace is used.
For most commercial schemes, engineered wood flooring offers the strongest balance of design flexibility, stability and long-term performance. The detail lies in selecting a product that suits the traffic level, subfloor condition and cleaning routine, rather than treating every office area as though it has the same demands.
What an office wood floor needs to do
Wood flooring brings warmth and character to commercial interiors that can otherwise feel hard or overly corporate. It works particularly well in boutique hotels, professional practices, retail offices, meeting rooms and hospitality-led workspaces where the interior is part of the customer experience.
Performance still comes first. Office flooring must cope with repeated footfall, chair castors, occasional spillages, entrance moisture and regular cleaning. It also needs to remain stable through changes in indoor temperature and humidity, especially in buildings with underfloor heating, extensive glazing or active heating and cooling systems.
The busiest areas should guide the specification. A quiet executive office can accommodate a more delicate timber and a lighter finish. A shared workspace, corridor or reception requires a harder-wearing surface, good edge protection and a practical approach to dirt control at external doors. Using the same floor throughout may create visual continuity, but it is not always the most commercially sensible decision.

Engineered oak for most commercial interiors
Engineered oak flooring is usually the first choice for office projects. It combines a real oak top layer with a stable multi-layer or plywood core, reducing the natural movement associated with timber. This makes it more suitable than solid wood for larger floor areas, modern heated buildings and installations over properly prepared screeds.
A quality engineered board with a substantial wear layer can be sanded and refinished during its service life, subject to the product construction and condition. That is valuable in offices, where a well-maintained floor can be refreshed rather than replaced after years of use.
Oak also provides the widest choice of grades, plank widths, tones and finishes. Select-grade oak offers a cleaner, more uniform appearance for contemporary fit-outs. Rustic or character-grade boards introduce knots and tonal variation, helping to disguise minor marks in relaxed, design-led settings. Neither is inherently more durable, but the visual tolerance for wear is different.
For a dependable specification, look for an engineered construction suited to commercial use, a durable factory-applied finish and a wear layer appropriate to the expected lifespan. Wider planks can look impressive in meeting rooms and reception spaces, although they place greater emphasis on a level, dry subfloor and careful installation.
Herringbone and chevron for client-facing areas
Engineered parquet gives receptions, boardrooms and premium workplace lounges a more tailored finish. Herringbone is especially effective where the flooring is intended to become part of the interior scheme rather than a neutral background.
It is worth allowing for the additional preparation, fitting time and material wastage associated with patterned layouts. A parquet floor also creates more joints than long planks, so experienced installation and accurate adhesive coverage are essential. In heavy-use entrance zones, consider whether the design should begin beyond a dedicated matwell rather than directly at the door.
Walnut and darker timbers: use with care
Walnut and deep smoked finishes can create an exceptional executive look, but they reveal dust, scuffs and pale scratches more readily than mid-toned oak. They are often best reserved for lower-traffic meeting rooms, private offices or spaces with a managed cleaning regime.
If a darker look is required across a busier office, a textured or brushed oak in a warm brown tone can be a more forgiving alternative. The timber retains depth and richness without making every mark immediately visible.
Why solid wood is less common in offices
Solid wood flooring has genuine appeal, but it is generally less forgiving in commercial settings. Because each board is made from one piece of timber, it responds more noticeably to changes in moisture and temperature. It is not normally the preferred route over underfloor heating or on a ground-floor screed without a suitable installation build-up.
Solid wood can still suit smaller, stable spaces where its natural character is central to the design. For most office refurbishments and fit-outs, however, engineered wood offers a more practical specification with fewer site-related risks.
Choose the finish for real working conditions
The finish has a direct effect on how the floor looks, feels and wears. Lacquered wood flooring provides a protective surface that is straightforward to clean and well suited to regular commercial maintenance. Modern matt lacquers avoid the highly glossy look associated with older finishes while offering good resistance to day-to-day marking.
Oiled finishes create a natural, low-sheen appearance and can be repaired locally more easily than some lacquered surfaces. They do, however, need a committed maintenance programme. Periodic re-oiling is part of owning the floor, not an optional extra. This can work well in design-conscious offices with a facilities team, but may be less suitable for a lightly managed rental workspace.
Brushed, textured and matt boards are often sensible choices because they reduce the visibility of minor scratches and everyday debris. Very smooth, dark or high-gloss finishes may look striking in a sample, yet require more frequent attention once desks, castor chairs and daily traffic are introduced.
Chair protection deserves specific consideration. Soft castors, suitable floor mats in concentrated desk areas and correct felt protection beneath movable furniture all help preserve a timber surface. A flooring warranty may also set conditions around castor use, so this should be checked before the space is occupied.
Match the floor to the subfloor and installation method
A premium board cannot compensate for a poorly prepared subfloor. Before ordering, assess flatness, moisture content, structural soundness and the presence of any underfloor heating. These checks influence whether the floor can be floated, secret-nailed or fully bonded with adhesive.
Full bonding is commonly specified for commercial engineered wood floors because it provides a firm feel underfoot, reduces movement and supports the performance of wide planks and parquet formats. It also requires the correct compatible adhesive, adequate subfloor preparation and a dry surface within the flooring manufacturer's stated limits.
Where a screed is uneven, a suitable levelling compound may be needed before installation. Where moisture is above the permitted level, a compatible damp-proof membrane system may be required. These are not minor accessories. They are part of the flooring system and should be planned within the programme and budget from the outset.
Underfloor heating calls for additional discipline. Choose an engineered wood product approved for the system, follow the heating commissioning procedure, and keep the finished floor within the recommended surface temperature. Timber reacts gradually, so sudden temperature changes should be avoided.
Plan zones, quantities and transitions early
Office flooring is often specified alongside carpet, tile, entrance matting and acoustic finishes. Setting finished floor heights early prevents awkward thresholds and helps achieve clean transitions between materials. Door clearances, skirting details, service cupboards and floor boxes should all be considered before the installation begins.
Order sufficient material for the room size, the chosen laying pattern and sensible contingency. Straight plank installations need less allowance than herringbone, diagonal layouts or rooms with numerous returns and doorways. Keeping a small number of spare boards from the same batch is also useful for future repairs.
Samples remain essential. View them in the actual office, at different times of day and alongside wall finishes, joinery and furniture fabrics. A pale oak can appear cool beside grey paint but warm beside natural stone, while a smoked board may feel dramatically different under LED lighting than it does in a showroom.
